Second Half 2022 Real Estate Development Update

Forum’s real estate development business has had an active second half of 2022. Below is an update on some of our key projects.

100 Lombard Street, Toronto, ON

 

In August, Forum closed on a co-development partnership with Slate Asset Management on approx. half acre site in Downtown Toronto. The site encompasses 86, 100-108 Lombard Street and 103 Richmond Street which celebrates an innovative heritage and public realm strategy at the forefront. Forum and Slate a zoning by-law amendment and site plan amendment to the City of Toronto for a 60+ storey residential mixed-use development with a collaborative and comprehensive undertaking from its consultant team, led by internationally renowned architects OMA. The Project consultant team also include but is not limited to Claude Cormier et Associés Architects, ERA Architects Inc.WZMH Architects and Urban Strategies Inc.

The Quad, York University, Toronto, ON

 

For this academic year, The Quad – our flagship Purpose Built Student Accommodation (PBSA) projects in partnership with Campus Suites – welcomed over 1,500 residents to the multi-phase project with the completion of a new phase of the masterplan project that delivers high-quality PBSA on-campus at Canada’s third largest university. The Quad Phase 2 substantially completed in August and delivered an additional 708 beds to the market. A major thank you goes out to Campus Living Centres for the big push, together with our project team led by Buttcon and ARK.

15-17 Oblats Avenue, Ottawa, ON

 

After significant consultation with stakeholders, Forum Asset Management on behalf of Forum and its partner Smart Living Properties in August, submitted a development application to the City of Ottawa for the intensification and conversion of an existing and vacant former convent building built in 1915 to a 290-unit micro-unit co-living community. Located in the rapidly gentrifying neighbourhood of Old Ottawa East, 15-17 Oblats will deliver on Forum’s principals of environmental and social excellence through the conservation of a historic building and development of attainable and community-oriented housing.

ALMA Phase 1, Guelph, ON

 

Over the past year, we have been undertaking the adaptive reuse of an obsolete hotel portfolio located in Guelph, which is home to the rapidly growing University of Guelph and one of Canada’s fastest growing municipalities with one of the tightest housing markets in the country.

 

On November 1, we welcomed our first residents to ALMA. Thank you to DesignAgency for creating a new brand that will change the way PBSA will be perceived in Canada. A major thanks also goes out Campus Living Centres for their collaboration and partnership. As part of the project, we called on local artists to help execute on our vision of enhancing the space through arts and culture for our student residents to enjoy [Imbed the link here].
