REIIF Overview:
Launched in December 2021 with gross assets totalling $200M, REIIF ended 2024 at ~$2.4B of gross assets. REIIF has grown through its access to Forum’s proprietary development pipeline and through the recent acquisition of Alignvest Student Housing REIT. REIIF’s portfolio includes 31 assets spanning coast to coast, making it the largest owner of Purpose-Built Student Accommodations (PBSA) in Canada.
Position Overview:
We are seeking a seasoned Property Controller dedicated to REIIF, playing a pivotal role in the financial operations of the fund. This role is central to ensuring REIIF’s financial integrity and operational excellence, providing critical support to its rapid growth and strategic objectives. This role requires exceptional financial acumen, oversight of REIIF’s third party property management to ensure seamless reporting, and a deep understanding of real estate accounting practices.
Key Duties and Responsibilities :
- Oversee financial statement preparation in accordance with GAAP and IFRS, ensuring compliance with industry standards and regulatory requirements specific to REIIF.
- Collaborate with property managers and Forum’s executive leadership to optimize portfolio operations and financial outcomes.
- Responsible for accurately calculating the Net Asset Value (NAV) to ensure precise financial reporting and compliance with regulatory requirements.
- Review and approve journal entries, balance sheet reconciliations, and cash flow analyses, maintaining the highest level of accuracy and addressing discrepancies promptly.
- Develop and maintain robust internal controls at the property level with our third-party managers to safeguard REIIF’s assets and support financial integrity.
- Direct property budgeting and forecasting processes, analyzing variances and providing actionable insights to drive portfolio performance.
- Support cash management strategies and guidelines ensuring liquidity and alignment.
- Act as a key financial representative for REIIF’s properties, liaising with investors, auditors, and external stakeholders to ensure confidence in financial reporting and operational transparency.
Candidate Profile:
- Bachelor’s degree in Accounting, Finance, or a related field;
- CPA designation is required.
- 8+ years of progressive experience in real estate finance or property accounting, with a minimum of 5 years in a controller role.
- Exposure to open-ended real estate funds is considered an asset.
- Experience in student housing, hotels, seniors housing and/or multi-family is a requirement.
- Expertise in real estate financial systems, with advanced proficiency in Yardi, financial modeling, and Microsoft Excel is a requirement. Experience in Entrata is considered an asset.
- In-depth knowledge of real estate accounting standards (GAAP, IFRS) and experience managing complex property portfolios is a requirement.
- Strong analytical and problem-solving skills, with the ability to provide high-level insights and recommendations.
- Exceptional communication skills, both written and verbal, with the ability to present complex financial data to diverse stakeholders.
- Proven track record of successfully managing multiple priorities in a fast-paced, entrepreneurial environment.
