Position Overview:
Forum is seeking a Project Manager, Real Estate Project Management to play an impactful role within Forum’s largest and growing platform – its real estate business. With its focus on owning and developing (i) High turnover rental housing such as purpose-built student accommodations and micro-units (ii) Self-storage facilities and (iii) Commercial assets secured by credit tenant leases — Forum’s real estate business is poised for growth notwithstanding the challenging macro environment.
Reporting to the Director, Real Estate Project Management, the Project Manager will develop and execute plans of project feasibility, business plans, budgets, and schedules, ensuring the successful delivery of projects within scope, schedule, and budget.
Key Duties and Responsibilities:
- Play a key role in developing project feasibility, business plans, budgets and schedules for prospective projects.
- Responsible for the delivery of the project scope, schedule and budget.
- Support leadership with JV relationships where partners are the lead developers through effective oversight and relationship management.
- Oversee and manage project teams (inc., constructors, architects, engineers,) throughout the lifecycle of a project (design development through to closeout).
- Support selections of, negotiations with, and oversight of general contractors/construction managers.
- Track all costs from inception to conclusion and report on profitability and any budget/schedule variances.
- Work closely with team members and decision-makers to identify, recommend, develop, implement, and support cost-effective project delivery and mitigate project risk.
Candidate Profile:
- 5-10 years of experience as a Project Manager with experience managing medium to large ground-up residential construction projects.
- Exposure to adaptive reuse projects is considered an asset but is not necessary.
- BSc/BA in engineering, building science, or a relevant field is considered an asset.
- PMP, LEED AP or equivalent certification is an asset.
- Knowledge of MS Project is required.
- Experience with BIM 360 is an asset and AutoCAD is required.
- Experience with Procore is an asset.
- Excellent budgeting and scheduling skills.
- Experience managing and supervising staff.
- In-depth understanding of construction procedures and material and project management principles.
- Familiarity with quality and health and safety standards.
- A clear and direct communication style and strong negotiation skills.
- Excellent organizational and time-management skills.
- High attention to detail and accuracy.
- Focused, strong work ethic and excels in an environment of accountability.
- A team player with leadership abilities and problem-solving skills.
- Positive attitude and entrepreneurial drive to contribute to a growing business.
- Track record of extracurricular and community involvement.
