Key Duties and Responsibilities:
- Develop and implement capital improvement strategies to enhance property value and operational efficiency.
- Conduct detailed analyses to identify and prioritize capital investment opportunities.
- Manage all phases of project lifecycles, from planning and permitting to execution and close-out.
- Ensure projects are completed on time, within budget, and meet quality standards.
- Build and maintain strong relationships with vendors and contractors.
- Manage material specification updates and perform cost/market analyses to drive best value sourcing and lifecycle performance.
- Oversee contract negotiations and manage vendor performance to ensure project specifications are met.
- Prepare and manage comprehensive future capital expenditure budgets.
- Track actual-to-budget expenditures and provide variance reports to senior management.
- Responsibilities to include the management of unplanned escalated repairs as required, and providing cost-saving strategies to maintain the overall budget.
- Lead the integration of ESG (Environmental, Social and Governance) principles into all capital projects.
- Ensure projects adhere to sustainability and ethical standards, fostering, pmg=ter, nemefots for the community and environment.
Candidate Profile:
- 10+ years of project manager experience in capital project management
- Technical diploma in Construction, Building, Civil or Architecture or Civil Engineering degree.
- Previous experience in the multi-family sector is necessary.
- General understanding/usage of Yardi or another Property Management System (PMS) is required.
- Knowledge of Procore & Bluebeam or another project management system is an asset.
- Understanding of construction and project management principles.
- Familiarity with quality, health and safety standards.
- A clear and direct communication style and strong negotiation skills.
