REIIF Overview:

Forum Real Estate Income and Impact Fund (REIIF), Forum’s flagship private REIT, is a sector-leading Fund investing in institutional-quality purpose-built student housing, as well as multi-family rentals and furnished apartments, in supply-constrained markets across Canada. 
 
Launched in December 2021 with gross assets totalling $200M, REIIF ended 2025 at ~$2.8B of gross assets. REIIF has grown through its access to Forum’s proprietary development pipeline and through the recent acquisition of Alignvest Student Housing REIT. REIIF’s portfolio includes 32 assets spanning coast-to-coast, making it the largest owner of Purpose-Built Student Accommodations (PBSA) in Canada.

Position Overview:

Forum is seeking a Coordinator, Real Estate Project Management to play an impactful role within Forum’s largest and growing platform – it’s real estate business. With its focus on owning and developing (i) High turnover rental housing such as purpose-built student accommodations and furnished rentals (ii) Self-storage facilities and (iii) Commercial assets secured by credit tenant leases, Forum’s real estate business is poised for growth notwithstanding the challenging macro environment. Reporting to and working closely with the Project Manager, Real Estate, the Project Management Coordinator, Real Estate will be actively involved in all real estate development and capital involvement projects. This posting is for an existing vacancy at Forum. 

 

Key Duties and Responsibilities:

 

  • Assist the Project Manager, Real Estate with the scope, scheduling,  and budgeting on all projects. 
  • Oversee and assist in managing external project teams throughout the lifecycle of a project. 
  • Ensure project team adheres to agreed-upon timelines and deliverables. 
  • Track project cost and schedule from inception to completion and report on any variances to plan. 
  • Analyze project data, code invoices and produce progress reports / billings. 
  • Coordinate contractor bidding processes by preparing and distributing tender documents, scope of work and drawings. 
  • Assemble specifications as required and distribute to design consultants, contractors, and the internal team. 
  • Issue and monitor changes to contracts and/or drawings, including RFIs, CCN, and SI. 
  • Attend all regular project meetings and take and circulate meeting minutes, as required. 
  • Ensure proper storage of files, drawings, etc. throughout construction to completion. 
  • Assist with construction negotiations and awards under the direction of and with the approval of the Project Manager. 

 

Candidate Profile:

  • 2+ years project coordinator experience in construction; residential experience preferred. 
  • technical diploma in Construction, Building, Civil or Architecture or civil engineering degree. 
  • Understanding Procore & Bluebell is an asset. 
  • Previous experience with MS Project is required. 
  • Understanding of construction and project management principles. 
  • Familiarity with quality and health and safety standards. 
  • A clear and direct communication style and strong negotiation skills. 
  • Excellent organization and time-management skills. 
  • High attention to detail and accuracy. 
  • Strong work ethic and style that will excel in an environment of accountability. 
  • A team player with leadership abilities and problem-solving skills. 
  • Excellent oral and written communication skills.
